Leon Wankum, a real estate investor and author of the book “Digital Real Estate,” stated that Bitcoin could eventually overtake and even outgrow the global real estate market, currently valued between $300 trillion and $500 trillion. Wankum shared his views during a recent interview with Spencer Nichols, a podcast host at Bitcoin Magazine.

Bitcoin versus real estate: A shift in monetary premium

According to Wankum, real estate became a widely accepted monetary asset only after the end of the gold standard in 1971. He argued that 80% to 90% of real estate’s value today derives not from its utility but from its monetary premium—essentially its function as a store of wealth rather than as a shelter or productive asset.

Wankum suggested that this monetary premium is now flowing to Bitcoin, similar to the way information shifted to the internet. He believes that as more investors begin to treat Bitcoin as a primary means to store monetary value, the demand for real estate as a financial asset could decrease.

Wankum explained that, “The reason real estate prices skyrocketed after the 1970s was because it became the new form of money. As Bitcoin takes over that role, the monetary premium behind real estate will migrate into Bitcoin.”

He described a potential future where individuals might rent living spaces while conserving their capital in Bitcoin rather than locking it up in property, a trend he sees as increasingly financially rational.

Price forecasts and market potential

Wankum outlined a long-term scenario for Bitcoin, projecting a base case where Bitcoin’s total market capitalization reaches $1,000 trillion. He predicted the asset could achieve a price of $1 million per coin by the late 2030s, surpassing the present scale of the global real estate market.

He also highlighted historical growth rates, noting Bitcoin’s compound annual growth rate of around 50% in recent years, compared to 4% to 6% for real estate. Wankum argued that Bitcoin’s volatility and four-year price cycles present unique features for use as collateral and as an investment asset.

AssetEstimated Total Market ValueCompound Annual Growth Rate
Global Real Estate$300–500 trillion4–6%
Bitcoin(Current) $1.2 trillionAbout 50%

Changing strategies: Rent and buy Bitcoin

Wankum advised that, given these trends, it may be more financially advantageous to rent property and accumulate Bitcoin rather than purchase real estate for monetary purposes. He described a “digital real estate playbook” including strategies such as selling property to buy Bitcoin, refinancing to release capital, and using both assets as collateral in diversified portfolios.

He argued, “As capital shifts into Bitcoin, financial strategies will evolve. People may soon prioritize building wealth through digital assets over traditional property ownership.”

Wankum is known for his critical analyses of the real estate and cryptocurrency markets, bringing a perspective shaped by his background in real estate operations and his published work on digital assets.

The base case scenario proposed by Wankum remains a significant outlier compared to mainstream forecasts, reflecting a highly optimistic outlook on Bitcoin’s future role in global finance.

His remarks continue to fuel debate on the relationship between digital assets and the traditional property sector as investors monitor how monetary trends evolve in the next decades.
